A site-visit note that saves a week

During a tour you note: 24′ clear (not the 26′ advertised), two dock levellers inoperable, roof replaced 2009, 400A service.

1. The clear height goes to the comparables adjustment; the levellers and roof go to the building-condition scope; the power goes to the owner-user's engineer the same day.

要点Write it down while you're standing in the building. Specs that differ from the listing are negotiating points — but only if they're recorded.
