A direct, no-detail point of contact. No property names, no corridor identifiers, no pricing context. The inquiry is received, reviewed, and assessed by Kamyar personally — typically within one business day.

Qualification Call

A direct conversation to confirm acquisition criteria, available equity, financing capacity, and transaction intent. Not a pitch. Not a presentation. A screening conversation — conducted by Kamyar, not delegated to staff.

NDA Execution

A mutual, bilateral NDA is executed via DocuSign before any asset address, submarket, or pricing context is shared. This applies to every buyer, regardless of relationship history. It is non-negotiable and non-waivable.

Criteria Mapping

Asset class, building size range, minimum clear height, dock and drive-in configuration, land coverage ratio, zoning class (E1/E2/E3), preferred geography, and maximum all-in budget documented in writing. Precision at this stage determines relevance at every stage that follows.

Submarket Matching

Confirmed criteria cross-referenced against current off-market inventory. Primary corridors: Hwy 401 East and West, 407 ETR, Hwy 410 (Brampton/Mississauga), Hwy 427 (Airport/Lester B. Pearson). Secondary positions also considered where criteria align.

Off-Market Disclosure

Qualified disclosure of matched opportunities under the executed NDA. Cap rate indication, occupancy profile, building specifications, and ownership context provided selectively. No Offering Memorandum is released prior to buyer qualification confirmation.

Facilitated Transaction

Offer structuring, negotiation, conditional period management, and close — managed end-to-end under HomeLife/Cimerman Real Estate Ltd., Brokerage. One point of contact from first call through final transfer. Co-operating commission structure applies where applicable. Kamyar does not hand off at any stage.
