Guide

Using Notes well

A notebook for deals: several notes, formatted text, tables and links, saved as you type in this browser (and, for members, to your account). Notes open beside any tool on the Desk.

How to use it

  1. Start one note per property or per search; put the address or code name in the title.
  2. Use headings for Site visit, Questions for the seller, Lender, Next steps.
  3. Paste figures from the tools, or download a note as a document for your lawyer or partners.

Reading the result

  • Search finds text in any note.
  • Notes are kept on this device; sign in so they follow you.

Case study

01

A site-visit note that saves a week

During a tour you note: 24′ clear (not the 26′ advertised), two dock levellers inoperable, roof replaced 2009, 400A service.

  1. The clear height goes to the comparables adjustment; the levellers and roof go to the building-condition scope; the power goes to the owner-user's engineer the same day.

The lessonWrite it down while you're standing in the building. Specs that differ from the listing are negotiating points — but only if they're recorded.

Common mistakes

  • Keeping confidential details in shared documents
  • Not dating entries

Case studies are illustrative. Properties and figures are composites built to show the method; they are not offers or appraisals. Talk to Kam before relying on any number for a transaction.
